Questions To Ask About The Home Inspection When Buying A House

When you choose to get a house inspected before buying it, you can learn a lot of great details about the house, and some of the details you learn might not be very good. While you do not necessarily have to get a house inspected, it is a good idea, and here are three important questions you should ask the inspector once he or she completes the job.

Did you find any major problems during the inspection?

It is very common for an inspector to find a lot of little issues while completing home inspections, but every now and then an inspector will spot a problem that appears to be relatively serious. When this happens, it will be included on the report, but it is still a good idea to ask the inspector about it. When you talk to the inspector, you can learn much more about an issue than if you just read what the report says. This conversation would give you the chance to ask more questions about the problem and learn more about it.

Would the repairs be expensive?

If there was a big problem detected during the inspection, you may want to ask about the costs of repairs. While the inspector may not be able to tell you exactly how much it would cost to fix the problem he or she discovered, the inspector may be able to give you a ballpark figure or explain to you approximately how much it may cost. If you want an actual bid for repairs, you would have to contact a contractor that offers repairs for whatever the problem is. This would be the best way to find out the answer to how much it would cost to repair the problem.

Are there deal breakers?

One other question you could pose to the inspection is if there are any deal breakers. If you ask the inspector if he or she would buy the house with this particular problem, you can find out whether or not it is a deal breaker. There are problems with homes that can easily be fixed, such as a worn-out furnace that needs to be replaced, but there are also problems that are much harder to fix, such as water damage and mold.
